During A TenancyRent is always payable in advance and in accordance with the lease agreement. The preferred payment method is by post-dated cheque. Other methods of payment are accepted, please talk with your property manager for these options. Please contact your property manager if you are at any time unable to make a rental payment. A copy of all keys will be issued to the tenants at the commencement of the lease agreement. The tenant will become responsible for these keys during the tenancy, with their complete return required upon vacating the property. A duplicate set of all keys are held at MGS Properties for emergency access, repairs and inspections. Under special circumstances, these spare keys may be borrowed by the tenant once identification is produced. Keys are only available during business hours and must be returned within 24 hours. Changing LocksLocks may only be changed once approval has been given by MGS Properties and a copy of all new keys must be provided to our office. It is preferred that if tenants want their locks changed, they should notify their property manager and they will promptly change the locks and the tenant will reimburse for the cost of the locks. Periodic InspectionsDuring the tenancy the property will be inspected periodically by MGS Properties, after receiving 7 days notice. These inspections are to check on the condition of the property, and suggest any repairs or maintenance needed to the landlord. A written and pictorial report is sent to the landlord. RepairsIn accordance with the lease agreement, any damage, malfunction or problem should be reported to MGS Properties immediately. All repairs are to be put in writing. Urgent repairs may be phoned through to the office. All repairs are attended to promptly and efficiently, however due to quotes or approval that may be needed, a delay may sometimes occur (no more than a few days). We ask that tenants be patient and contact us if the repair needs following up. Please note that repairs are only carried out during business hours unless they are emergencies. InsurancesAs the landlord cannot insure tenant’s belongings, we strongly recommend that each tenant take out the appropriate insurances to cover personal items. However, there is a possibility that students may be covered under thier parents’ household insurance. Students should double check regarding those policy coverages. Electricity, Cable, Internet and PhoneEach tenancy is unique. Depending on the specifics of your lease agreement, you may or may not be responsible for paying for these services.
