Application Form

An application form will need to be completed by each applicant wishing to lease a property. References will need to be provided to confirm that each applicant can meet the rental payments and take care of the property. Click here for Application form

Lease Agreement

This document states the terms and conditions of the tenancy. It is a standard LPMA (London Property Management Association) lease. The lease agreement will be signed by each tenant and the landlord (or agent), and both parties will receive a copy of the signed lease.

Guarantor

Each tenant will need to have a guarantor who is willing to vouch for the tenant in order to secure the property. The guarantor is responsible for any missed or defaulted rent payments and/or damages to the property if the tenant cannot provide financial restitution. The guarantor is only responsible for one individual and not the entire household. Click here for Guarantor Form

Entry Costs

There are several costs involved with beginning a tenancy. These are usually – reservation fee (deposit) & rent in advance (1st and last month). Check with your property manager as to the exact amount of these costs.

Addendum/Schedule A + B

These documents are attached and form part of the Tenancy Agreement. The Addendum covers in more detail any additional expenses that the tenant may incur – ie. window air conditioning units, bar fridges and/or additional freezers. The Schedules cover any costs associated with damage and cleaning charges (if applicable) and further details regarding each property. Click here Schedule A, Schedule B

Condition Report

This report forms part of the residential tenancy agreement and has the condition of the property recorded at the commencement of the lease. The tenants have 7 days to record their comments on the report and return it to the Property Manager, with a copy being held by the tenant. Click here for Move-in/Move-out report

Information for New Tenants
